LIVERPOOL real estate agent Darrin Smith says there is good money to be made from local property, especially if you put in a few extra yards before going to market.

Mr Smith, from Community First Real Estate, said that a cosmetic makeover could be the difference between just a sale and a healthy profit.

He hopes to prove the point this weekend when he auctions a penthouse on Elizabeth Street, Liverpool, that has been given royal treatment from celebrity home renovator and businesswoman Cherie Barber.

The project aims to show that profits can be maximised if the property is treated to a presale makeover.

The renovation process will feature later in the year on Network Ten's lifestyle show The Living Room.

Mr Smith, Community First principal and director, was chosen to market the penthouse before and after the renovation.

"I have been a real estate agent in Liverpool for more than 20 years and this is the best penthouse I have seen," Mr Smith said.

"The location, the views and size makes this a very rare find in the Liverpool property market."

Mr Smith said owner Mila Vujinovic bought the apartment off the plan in 2002.

"Mila decided it was time for a change and when she met Cherie Barber it was a perfect match," he said.

"Mila's penthouse needed renovating and restyling to be in vogue with the exclusive and professional nature of buyers interested in purchasing a luxury penthouse and Cherie is the best in the business when it comes to delivering an amazing modern look."

The penthouse has three bedrooms and two bathrooms. The main bedroom has a walk-in-wardrobe and an ensuite.

It also has direct views over Bigge Park.

Mr Smith said the apartment would suit busy professionals who wanted to be close to the city centre.

The penthouse is at 29/9 Elizabeth Street, Liverpool, and will be auctioned auction at 1pm on Saturday.
