ONCE considered old fashioned, the humble granny flat has become a backyard staple in many homes.
But Prominda Building Systems has revolutionised the style by creating "garden villas", which can also be used as a primary residence.
Camden resident and landscape architect Joshua Small said after hearing about the cost, flexibility of design options and seeing the physical aesthetics of the modular homes, he and his partner Jessica Perrott decided to build a villa home.

"Currently, the villa is the perfect size for us; however, later down the track, if required, we can add additional modules to the home."

"We've noticed people wanting to downsize or start small but don't want to compromise on living space or design.

Mr King said they are also fully relocatable.
‘‘There’s also minimal excavation needed before installation, which means that we are able to install on blocks of land that other builders might not want to take on, and we leave no wastage on the site before or after the home is established,’’
Mr Small said there are many benefits to modular construction, and the living experience is great.
‘‘It’s environmentally responsible, they’re fully customisable, costs are controlled as they are built in the factory, construction is swift, and they are affordable,’’ he said.
‘‘There is a high level of fit and finishes, it’s light and airy with a good cross breeze and the deck which we customised to make even bigger has been perfect for entertaining.’’
Mr Small and Miss Perrott worked on a fixed price and were still able to design the home to suit their lifestyles.
‘‘The modular steel frames are durable with weather resistant fixings and claddings, meaning we don’t have to worry about white ants or damage from leaks,’’ he said.
‘‘On top of this, it only took 14 weeks to build in the factory and we moved in a couple of weeks after install.’’
Mr Small said he would recommend the garden villas for first home buyers.

‘‘Modular building also allows for extra rooms and sections to be added later as your situation changes, which means you can continue to expand on your original customisation as you like.’’
